This 468,924-square-foot, 24-story multi-family apartment building in downtown Phoenix. The building includes 326 apartment units, a parking garage, café, and outdoor pool. The structure also includes parking on levels 2 through 8. Unique to this project are the self-performed exterior panels that make up the exterior facade of the structure totaling 976 panels. Located in the Roosevelt Row Arts District, the new development weaves into the walkable arts district that exhibits murals on nearly every corner turned.
Breaking ground in July of 2021 – on the heels of the Covid pandemic – Moontower Phoenix, and construction projects across the globe, faced skyrocketing construction costs as well as many personnel resource and materials procurement challenges. This impact was felt not only on long-lead, hard-to-procure materials but even on “basic” materials that were locally sourced – such as concrete. JE Dunn worked proactively with our Trade Partners, Designer, and the Client for Moontower to secure early materials purchases. This quick planning and action locked in pricing and enabled our team to collectively focus on hitting specific project milestone dates to avoid escalation, budget overruns, and mitigate significant impacts to the project schedule.
Moontower Phoenix’s façade is comprised of approximately 976 prefabricated panels that meet aesthetic, budget, and sustainability goals for the building. Panel construction averaged at 15-20 panels per week – taking only 30 minutes per panel from lift to installation by JE Dunn’s local Self Perform team. Utilizing a paneled exterior eliminated the cost of scaffolding allows for more assembly line production, and increased efficiency that aids in reducing cost and schedule.
